Got Service Contracts?
by CUBE TeamWe ask this question a lot, especially to system integrators. The number one priority for every single system integrator in today’s market is to offer technical service agreements to its clients.
The answers we typically get are pretty interesting, but the one that we like the most is “ I install X controls brand and they do not break, I wish they would break more” Our immediate reaction is, “what???”
The immediate implication would be that for a controls contractor to offer a service agreement, the controller would have to break. We don’t think so. In fact, the perception that controllers don’t break is what makes buildings operate efficiently.
In many cases, issues start to arise within a few months of buildings being turned over to the building owners. For example:
- Leaking Dampers
- Low Cooling Coil Flow.
- Leaking Heater Valves.
Building operators, and even experienced technicians, might not realize that there is a problem until it is already too late, why? Well, the reason behind this is that controls contractors program the BMS system to generate alarms, and the alarms get generated when the system is already broken.
Nowadays, it is very seldom that BMS are equipped with fault detection or continuous commissioning systems and, to make matters worse, these types of systems get put in place way after it is really needed.
It parallels the question: “what came first: the chicken or the egg?” Customers need to be educated to better understand the building’s needs; however, the system integrators do not have a clear avenue to do this effectively, especially during the warranty period.
